See the scan catalogueThe industrial construction market is mainly about building and modernising production and warehouse halls, as well as energy facilities. Our analysis shows that this type of construction often uses unusual architectural and building technologies because of the specific way the facilities are used. Warehouse and production buildings should have as much usable space as possible so that it can be used efficiently. These facilities must also meet legal requirements and safety standards. Their construction is preceded by geodetic surveys. Industrial and warehouse buildings account for a larger share of the usable floor area of non-residential buildings completed in Poland than any other type of building.
In 2023, 979 new industrial buildings were completed, an increase of 1.3% on the previous year. Despite this increase, the total usable floor area of these facilities fell by 4.9%, to 3.2 million m². This decline may mean that space is being used more efficiently or that different types of investment are being carried out.
Warehouses also tended to be smaller, with total usable floor area down 11.9%, to 4.8 million m². The number of new warehouse buildings was 2,200, 6.7% lower than in the previous year.
The Silesian (14.7%), Greater Poland (13.8%) and Lubusz (11.2%) voivodeships had the largest shares of industrial floor space, which points to a strong concentration of industry in these regions. By contrast, voivodeships such as Podlaskie, Świętokrzyskie, Warmian-Masurian and Opole had the smallest shares of the industrial buildings market, which may suggest potential for developing industrial infrastructure in these areas.
Despite slightly slower momentum in 2023, industrial construction remains important for the economy: it accounted for 52.1% of all new non-residential floor space completed that year. This shows how important it is to maintain industrial infrastructure that can support economic growth.

What trends are shaping the industrial construction market in Poland?
The industrial construction sector is driven mainly by two trends: ecology, including energy-efficient materials and renewable energy, and digitalisation, including BIM, drones and virtual reality.
In recent years, the industrial construction sector has undergone a significant transformation, driven mainly by two trends: ecology and digitalisation. Both trends shape modern industrial facilities and respond to the growing need for sustainable development and operational efficiency.
Ecology in industrial construction
An environmentally friendly approach to industrial construction is gaining popularity, mainly because of increasingly strict environmental regulations and growing public awareness. One example of sustainability in practice is the use of highly durable, well-insulating materials that minimise energy demand during both construction and operation. Materials such as modern plastics and thermal insulation technologies make buildings more energy-efficient, which reduces their carbon footprint. Installations using renewable energy sources, such as solar panels, are becoming standard in new projects. Such solutions reduce dependence on conventional energy sources and save money for the operators and owners of industrial facilities.
Digitalisation and new technologies
The second trend, digitalisation, is changing the traditional approach to construction. From design through execution to management, digital tools such as Building Information Modeling (BIM) are becoming indispensable. BIM makes it possible to create detailed digital models of facilities that are continuously updated and shared with all project participants. This significantly streamlines the construction process, reduces errors and helps manage costs and schedules better.
Innovations such as the use of drones for site mapping and monitoring construction progress, and the use of virtual reality to visualise projects, are opening up new opportunities for the industrial construction sector. These technologies make work more accurate and improve safety on construction sites.

What is the outlook for the industrial construction market in Poland?
The outlook for industrial construction is good, helped by the growth of e-commerce, which increased demand for modern warehouse and logistics space.
Despite the difficulties, the industrial construction sector is also seeing positive changes. Above all, the pandemic significantly accelerated the growth of the e-commerce industry, which in turn increased demand for modern warehouse and logistics space. E-commerce companies need space that allows them to store and distribute goods quickly. This opens up a range of new investment opportunities for the industrial construction sector.
The industrial construction sector faces several challenges, but it also has new and promising opportunities. As market conditions change, companies must adapt their strategies flexibly to make the most of them. Investing in less developed regions can support local economies and balance industrial development across the country. The outlook for industrial construction is good, provided the industry responds effectively to the current and future needs of the market.
